Mission Viejo South is shaped like a triangle. It is bounded on the west by the 5 Freeway, on the north by La Paz and along the east by Felipe and Marguerite. It includes all the neighborhoods east of Felipe and Marguerite. Saddleback Valley College, the Shops at Mission Viejo and Mission Hospital lie within the boundaries of South Mission Viejo. It is also home to Mission Viejo Civic Center and the Mission Viejo Library.

Some of the shopping centers and retail centers in Mission Viejo South include the Village Center off Marguerite Parkway, the Plaza Viejo, Mission Viejo Market Place, Beverly Plaza, the Shops at Mission Viejo, Kaleidoscope, Home Depot, shops and busineses along Puerta Real and numerous retailers along Marguerite Parkway from the Shops at Mission Viejo south to Via Escolar. It is along this same strip where you will find several auto dealerships like Norm Reeves Acura, Jaguar/Land Rover Mission Viejo, Volvo, Infiniti and Audi. For groceries, there are Pavilions, Ralphs, Crown Valley Market and Trader Joe’s.
There are numerous fast food and convenient places to eat like Del Taco, Carl’s Jr. and Jack in the Box and McDonald’s, as well as casual dining establishments like Carrows, Big Grill Mongolian BBQ, Broken Yolk Cafe, Rockfire Grill, Garman’s Restaurant and Pub, Chili’s Grill, Stack’s Pancake House, Baja Fresh Mexican Grill, Chocobean Coffee, Panera Bread, California Pizza Kitchen, Rubio’s, Round Table Pizza, Jersey Mike’s Subs and Delize Ristorante & Bar.

The neighborhood parks and rec centers of South Mission Viejo include Linda Vista Park, Montanoso Recreation Center, Granada Park, Sierra Recreation Center, La Mancha Park, Cordova Park, Barbadanes Park, Sgt. Matt Davis Park, Marsala Park, Napoli Park, Oso Creek Trail, Pacific Hills Park, La Paws Dog Park, James G. Gilleran Park, Ganiza Park and Delemos Park.
